The massive project, to be completed in phases by 2011, will occupy an 11 kilometre land stretch covering 200 hectares with built-up area of 70 million square feet on Shaikh Zayed Road between the Jebel Ali Free Zone, Dubai Waterfront and Techno-Park.

Stretching for 11 kilometres beside Sheikh Zayed Road and covering over 200 hectares, Downtown Jebel Ali will be at the heart of the most dynamic and strategically significant region of Dubai. Located between the Jebel Ali Free Zone Area and Techno Park with their wealth of commercial, employment and educational opportunities, Downtown Jebel Ali will also offer easy access to Dubai Waterfront, the Port of Dubai and the new International Airport. While providing excellent access to western Dubai and beyond, Downtown Jebel Ali's size and mix of commercial, leisure and residential buildings will make it a compelling destination in its own right.

Transport Revolution

Nowhere else in the region will offer a transport system as rich, convenient or intelligent as Downtown Jebel Ali. Four new freeway intersections will facilitate easy access by car, and centrally located in each of the four zones will be a Dubai Metro station. While the Metro will carry people effortlessly between each zone and other parts of Dubai, a state of the art internal people mover system will provide an environmentally-friendly, practical and comfortable way of moving throughout Downtown Jebel Ali.

The movement of cars will be intelligently controlled to enhance efficiency and reduce congestion. The creation of pedestrianised areas will deliver safer, cleaner environments for families and children. By offering a transport system of unparalleled variety and choice, Downtown Jebel Ali will minimise the familiar stresses and strains of road travel and create communities that are more connected and freer to move and explore than ever before.

With more than 300 buildings, Downtown Jebel Ali will consist of four quarters - East Quarter, East Central, West Central and West Quarter. Each will have a full range of transport options for easy access to and from the development. Its clever design includes ample space in between buildings, with pedestrianised, congestion-free areas. Each quarter provides a complete range of services for the businesses, residents and retailers who will make Downtown Jebel Ali their home. And each one has three individual districts - the Urban Centre, the Trellis and Medina Districts, creating a vibrant blend of business, residential, shopping, dining and entertainment facilities .

Bustling, energetic Urban Centres will be characterised by distinctive modern towers and grand covered spaces. These centres will represent the commercial and social hub of each zone. In addition to well designed office and residential spaces there will be a rich selection of cafes, restaurants and shops which will give each of the zones a distinct and vibrant character of its own. A combination of shaded arcades and ingenious architecture will create a comfortable, lively environment, day and night.

The Medina Districts will resonate with echoes of historic desert cities while offering every modern amenity. In these mainly mid and low rise residential neighbourhoods, small courtyards and plazas will be punctuated by cafes and local shops. Cars will be kept largely to the perimeter, allowing meandering cobblestone streets and walkways to create a more intimate, family-friendly environment. Compact neighbourhood parks will mark the entry to each Medina and provide yet another place for people to meet and socialise.

The Trellis Districts will extend out from the Urban Centres and mark a distinct change in tone and density. With a blend of smaller towers and mid-rise buildings, these districts will share a strong visual identity thanks to a unique network of trellises projecting from buildings to provide shaded, pedestrian-friendly environment. These shaded interior roads with their generous sidewalks and ground floor shops will be interspersed with beautiful urban plazas and parks. Plants and water features will offer a softer, more natural environment and experience.

Heading west along Sheikh Zayed Road from the Dubai City Centre, East Quarter marks the eastern gateway to Downtown Jebel Ali. Accessed from Interchange 8 of the freeway, East Quarter is 12m ft2 in area, with a planned population of over 50,000 people. A Metro station will be centrally located beside Sheikh Zayed Road, leading directly into the Urban Centre. To the west the Urban Centre gives way to the Trellis District and then to the Medina District, which dominates the western end of the quarter.

Next along Sheikh Zayed Road is East Central; a more compact quarter approximately 10m ft2 in area and with a population of 37,000. This quarter is more centrally located between freeway interchanges 9 and 10 and is easily reached from both JAFZA North and JAFZA south. As with East Quarter, a centrally located Metro station opens into a plaza in the heart of the Urban Centre. East Central extends east and west from the Urban Centre into Trellis Districts and finally to the Medina Districts, situated at each end of the quarter.

Situated between freeway interchanges 10 and 11 and to the north of Techno Park, West Central is the second largest of the quarters, with an area of 21m ft2 and a population of nearly 60,000. Like East Central, West Central's layout follows the classic pattern of a centrally located Metro station leading through to the hub of the Urban Centre. The Urban Centre is flanked by Trellis Districts, which themselves transition into the more residential Medina Districts.

West Quarter
As its name suggests, the West Quarter is the most westerly of the quarters, and also the largest, with an area of 24m ft2 and a population of 58,000. West Quarter has a similar arrangement of districts to the other quarters, with a Metro station and Urban Centre once more forming the centrepiece of the quarter. However, while the Urban Centre gives way in the usual fashion to Trellis and Medina Districts to the east, the western end of the quarter turns back on itself towards the south, forming a distinctive 'elbow' in the overall shape of Downtown Jebel Ali.
